Terms of service.
The plain-language terms for ordering a pre-DA screening report. Effective 10 September 2026.
1. What you are buying
The pre-DA screening report is a desktop screening assessment of a nominated site and brief. Depending on availability and relevance, sources include planning instruments, government spatial layers, licensed construction-cost benchmarks, recorded transactions and development-application records. The report distinguishes sourced facts, customer-supplied details, calculations, assumptions and checks that could not be completed.
The report helps you decide what to investigate next. It may identify an apparent barrier to a proposal or leave a question unresolved where evidence is missing. It does not promise a positive development outcome or a completed feasibility study. Our team reviews the report before releasing it through your portal and emailing a download link.
2. What the report is not
The report is not a valuation, and not planning, legal, financial, or investment advice. No physical inspection of the site is performed. It does not replace a surveyor, town planner, architect, geotechnical engineer, quantity surveyor, or lawyer, and it does not replace a pre-lodgement meeting with council. It expresses no opinion on whether you should buy, sell, or develop a property — the decisions, and the professional verification behind them, remain yours.
Where the report presents indicative figures (for example a directional value anchor or an illustrative floor-space estimate), they are computed from the cited data, labelled as indicative, and must not be relied on as a valuation or a design.
A purchased title search, site survey, designed layout, service-capacity assessment, builder quote and formal valuation are not included unless separately agreed. Renovation budget fit, subdivision layout and net sale comparisons, and financial comparisons between development options require enough evidence for those specific questions. Where that evidence is absent, any scenarios are illustrative and the report identifies the additional work needed.
3. Ordering, turnaround, and manual review
Two turnarounds are offered: 48 hours ($499) and 7 days ($399), measured from payment confirmation. Some briefs (for example unusual proposals that don’t fit our standard scenarios) are routed to manual review before anything runs; if that happens we contact you within one business day, and the turnaround clock starts when we confirm the brief can proceed. If we determine we cannot produce a useful report for your site or brief, we tell you so and refund the fee in full.
4. Payment
Payment is taken at the time of ordering, in Australian dollars, through Stripe. We never see or store your card details. Tacita Pty Ltd is not currently registered for GST, so no GST is charged on these prices. A receipt is issued to the email address on the order.
5. Refunds and corrections
You are entitled to a full refund if we fail to deliver your report, or if we decline the brief at manual review. Because each report is a bespoke digital deliverable prepared specifically for your site on your instruction, we do not offer change-of-mind refunds once the report has been delivered.
If a delivered report contains a material factual error — the wrong parcel, a misidentified planning instrument, a misquoted control — tell us and we will correct and re-issue the report at no charge, or refund the fee if we cannot. Nothing in these terms excludes, restricts, or modifies any consumer guarantee or other right you have under the Australian Consumer Law that cannot lawfully be excluded.
6. Data sources and their limits
The report draws on government and licensed datasets that are updated on their publishers’ schedules, not ours. Planning instruments are amended, spatial layers can be incomplete for some councils, and cost data reflects its publication edition. The report states the currency of what it relies on, and where a source is missing or a check could not be completed, the report says so explicitly rather than papering over the gap. You should treat any disclosed gap as work for your professional team, not as an all-clear.
7. Your responsibilities
The report is prepared from the site and proposal details you confirm at ordering — including the address and lot/plan you confirm on the map. If those inputs are wrong, the report will be about the wrong site or the wrong scheme. Check them carefully; corrections after delivery that stem from incorrect inputs are treated as a new order.
8. Your report and our data
The delivered report is yours to use for the project it concerns — including sharing it with your consultants, partners, lenders, and advisers. It may not be resold, republished, or repackaged as part of a competing service. The underlying databases, software, and methods remain ours.
9. Privacy
To deliver the service we collect your contact details, the site and proposal details you submit, and payment confirmation (from Stripe — we never hold card numbers). We use this information to prepare and deliver your report, operate your portal account, and send you emails about your order. We use Stripe for payments, Supabase for accounts, and Resend for email delivery. We do not sell your information. To access or delete your data, contact us at the address below.
10. Liability
To the maximum extent permitted by law, our total liability in connection with a report is limited to the fee you paid for it, and we are not liable for indirect or consequential loss — including decisions made, or not made, in reliance on a screening report that these terms make clear is not professional advice. This limitation does not apply to liability that cannot lawfully be limited, including under the Australian Consumer Law.
11. General
